Rent is negotiable. This just makes it honest.
An owner posts an asking rent. Tenants say what the home is actually worth to them. Everyone sees the same rules, and the owner picks.
If you are renting
- Find a home. Search by area, price range and facilities.
- Make your offer. Say your monthly figure, how long you want to stay, and when you can move in.
- Stay in the running. On open listings you can see the leading offer and raise yours. On sealed listings nobody sees anyone else.
- If the owner accepts, they get your contact details and reach out to sign.
Bidding is free for tenants. You are never charged by the platform.
If you are listing
- Put the property up. Photos, facilities, the pin on the map, your asking rent.
- Pay the listing deposit. It is refundable, and it is what keeps the listings real.
- Watch the offers come in. Accept one, decline the rest, or close without a deal.
- Accepted an offer? The deposit becomes our fee. No deal? It is refunded in full.
Two things we do differently
Late offers extend the clock
Sniping a listing in the final seconds does not work here. An offer inside the owner's extension window pushes the deadline out, so the last minute is never the only minute that counts.
The neighbourhood is part of the listing
Every home shows what is actually around it, and some of those places carry a voucher you can use once you live there. It is on the map, not buried in the description.
